DESCRIPTION:  Per records of the County of Hawaii Real Property Tax Office, the property is a 2.286 acre, more or less, lot  upon which is located a single-story, 3 bedroom, 1 bath, 928 sq. ft. house built in 1972.  Upon personal inspection, the Commissioners observed additional improvements to the main house, including but not necessarily limited to, a .5 bath in the master bedroom and a fully screened lanai.  In addition, a former carport behind the main house has been converted to a 1 BR, 1 bath unit with full kitchen.  There is also a large storage shed behind the living units.  The permit status of improvements is not known.  The property is occupied.  Please do not disturb the occupants.

PUBLIC AUCTION WAS HAD ON:
WHEN:  Monday, July 22, 2024 at NOON
WHERE:   Front entrance of Hale Kaulike (aka the "Hilo Courthouse"), 777 Kilauea Avenue, Hilo, Hawaii 96720. 
RESULT:  A high bid of $193, 300.00 was received from Carrington Mortgage Services, LLC.  Sale is subject to court confirmation (see below).

CONFIRMATION HEARING:  
SEPTEMBER 17, 2024 at 8:00 A.M.
On August 8, 2024, Plaintiff filed a motion to confirm the sale.  The hearing is set for September 17, 2024 at 8:00 a.m. before the Hon. Peter Kubota.  Judge Kubota's courtroom is located in room 3E on the 3rd Floor of the Hilo courthouse.  Upon a request to the judge bidding may re-open at the confirmation hearing.  The judge customarily requires bidding to start at 5% more than the high bid received at the first auction.   

HALE KAULIKE
TERMS AND METHOD OF SALE:
The property will be sold "AS IS" to the hightest bidder at the auction.  THE SALE IS NOT FINAL UNTIL APPROVED AND CONFIRMED BY THE COURT.  The highest bidder for the property is required to make a down payment in cash, certified check, or cashier's check at the time of the bid in an amount equal to ten percent (10%) of the bid price.  The balance of the price shall be paid in cash, certified check, or cashier's check to the Commissioner (through escrow, if requested by purchaser) after approval and confirmation of the sale by the Court.  Purchaser is responsible for paying the costs of conveyancing, including document preparation, recordation, conveyance tax, and securing possession of the property.

PREQUALIFICATION OF BIDDERS:
All bidders must prequalify before bidding begins.  Immediately prior to the auction, the Commissioner will require all interested persons to show they are ready and able to make the 10% downpayment required of a successful bidder.  The information is not shared with other bidders.  During the auction, a bidder may not exceed the amount determined to be his or her maximum bid.  FOR EXAMPLE:  If you show the Commissioner that you have $10,000.00 at the start of the auction, you may bid up to $100,000.00.  You do not have to bid the full amount, but you cannot bid more than that amount.  If you have any questions about this requirement, please contact the Commissioner in advance of the auction.
